Two more big industrial projects are in the works in southern Dallas.
The area along Interstate 20 has been one of the hottest distribution districts in the state.
Now Illinois-based IAC Properties is jumping into the market with plans for a large shipping hub.
The industrial developer plans to build an almost 435,000-square-foot warehouse at 7558 Beckleymeade Avenue south of I-20.
The $16.5 million is to start later this year and will open in 2022, according to planning documents filed with the state.
IAC Properties has developed millions of square feet of industrial space in Boston, Charlotte, Detroit, Houston, Los Angeles, Miami, New York and Seattle. The company has a building in Grand Prairie.
Another developer – Ridgeline Property Group – is planning an industrial project on Telephone Road near I-20.
The developer is seeking Dallas City Council approval for the more than 20-acre project.
“The purpose of this request is to allow for the development of warehouse uses,” according to city council documents.
Atlanta-based Ridgeline Property Group has a track record of nationwide speculative industrial development.
The commercial property firm in 2017 built a warehouse in DeSoto that it later sold to an institutional investor.
Southern Dallas County is North Texas’ fastest-growing warehouse market with almost 6 million square feet under construction.
